"How do I get residency in Greece?" is a question with at least four correct answers in 2026, and the right one depends far more on whether you are bringing capital or bringing labour than on anything else.

Greek Golden Visa vs work permit is the comparison most people arrive with, but there are four routes here, not two. They are not ranked — they are different instruments, and choosing badly costs either money or years.

The four main routes at a glance

Golden Visa: residence without work rights, and without residence

The Golden Visa is a five-year renewable residence permit obtained through investment — €800,000 in Attica, Thessaloniki, Mykonos, Santorini and islands over 3,100 residents; €400,000 elsewhere; €250,000 for qualifying commercial-to-residential conversions and listed-building restorations. A startup route via the Elevate Greece registry was added under Law 5162/2024.

Two features define it.

No minimum stay. You are not required to live in Greece. This is the programme's central attraction and the reason most holders treat it as an option on Europe rather than a relocation.

It is a residence permit, not a work permit. People frequently assume the Golden Visa lets them take a job in Greece. That is not what it is for. If your objective is to earn a living in Greece, this is an expensive and indirect way to approach it.

Its real strengths are family scope — one investment covers a spouse, children under 21, and the parents of both spouses with no age limit — and Schengen mobility.

Choose it if you have the capital, you want optionality and Schengen access, and you do not need to work in Greece.

Seasonal work visa: the route that actually staffs Greek tourism

Restructured under Law 5275/2026, the seasonal route allows up to nine months of work within any rolling twelve-month period, in agriculture, tourism and hospitality.

The obligations fall largely on the employer, who must pre-register the position with the migration authority before recruiting, evidence suitable accommodation, provide a return-travel guarantee, and submit seasonal rosters. Processing targets are around 90 days, with many cases clearing in 30–60.

For the worker, the practical reality is that this route only exists through an employer willing to do the administrative work. You cannot self-apply into it.

Choose it if you want to work a Greek season and return home, and you have — or can secure through a recruiter — an employer prepared to sponsor properly.

Employer-sponsored permits: the route to actually living in Greece

Standard residence permits for employment can now be granted for an initial period of up to three years, extended from two under Law 5275/2026. This is the route for year-round employment rather than seasonal work.

It is tied to the employer, which is its main limitation and the thing to understand before signing. It is also the route that accrues legal residence toward long-term status in a way the Golden Visa, without physical presence, does not.

Choose it if you intend to build a working life in Greece rather than hold an option on one.

Talent and student routes

Law 5275/2026 also created a national talent visa route and a student and traineeship route, each with its own sponsorship conditions. Greek residence permits are issued under coded categories, and the codes and conditions for these newer routes are still settling — confirm the current designation and requirements before relying on either. For a skilled professional without a job offer in hand, the talent route is worth examining before assuming that only investment or sponsored employment will work.

The comparison people actually need

If your goal is Schengen access and a European base without relocating: Golden Visa. Nothing else does this.

If your goal is to earn money in Greece this summer: seasonal work visa, via an employer. The Golden Visa would be a catastrophic misallocation of capital for this purpose.

If your goal is to live and work in Greece permanently: employer-sponsored permit. It is slower and less glamorous, and it is the route that actually gets you there — because time counted toward naturalisation requires real residence, which the Golden Visa does not oblige and most holders never accumulate.

If your goal is Greek citizenship: none of these is a shortcut. Seven years of legal residence plus a written integration examination — B1 Greek, history, geography, civics. Treat any advisor who frames the Golden Visa as a citizenship product with caution.

The combination nobody mentions

These routes are not mutually exclusive, and a small but growing group uses them together: an investor takes the Golden Visa for the family and Schengen mobility, and separately the family's working-age members take employment routes to build actual residence history.

There is also a commercial version of the overlap, which is where HRCM — Human Resources, Construction & Mediation — sits. The same Greek market that is attracting record investment inflows is simultaneously unable to staff its hotels and building sites. Investors need property sourced and permits filed. Employers need workers, housed and compliant. Treating those as two unrelated businesses is a common mistake — they are the same shortage viewed from opposite ends.
