Greek Golden Visa Documents and Timeline: What You Actually Need, and When

Most Greek Golden Visa applications are not rejected on eligibility. They stall on paperwork — a certificate apostilled by the wrong authority, a translation that is not officially certified, a birth certificate that was fine in March and expired by June, or biometrics booked before the file was complete.

This is the full list of Greek Golden Visa documents, the sequence they follow, and the realistic timings for 2026.

Realistic timeline, stage by stage

Processing has improved substantially since the 2025 digital modernisation. Applications now typically run 3–9 months from submission to card issuance, against 12–18 months in 2023–2024. But submission is not the start of the process. The full arc looks like this.

Stage 1 — Preparation (2–6 weeks). Greek tax number (ΑΦΜ), Greek bank account, power of attorney. Most of this can be done remotely through your lawyer under POA; the tax number and bank account are the practical prerequisites for everything downstream.

Stage 2 — Property search and due diligence (2 weeks to several months). Highly variable. Straightforward finished properties move quickly. Conversion and listed-building cases take longer because the permit history and engineer's certification have to be verified before you commit.

Stage 3 — Purchase (2–6 weeks). Preliminary agreement, legal due diligence on title and encumbrances, notarial deed, transfer of funds, land registry entry. Funds must move through the Greek banking system and be traceable.

Stage 4 — Application submission and biometrics (1 trip). This is the one trip you cannot do by proxy. You and every family member on the application attend in person for fingerprints and photographs.

Stage 5 — Blue receipt issued (same day as submission). On submission you receive the βεβαίωση κατάθεσης — the "blue receipt". It confirms lawful residence in Greece while the card is produced. Note what it does not do: it is not a residence permit and does not give Schengen travel rights. Those come with the card itself.

Stage 6 — Card issuance (3–9 months). The physical permit card.

The blue receipt is the milestone that matters most in practice. Once you hold it, the remaining wait is administrative rather than restrictive.

The document list

Personal documents (investor and each family member)

  • Passport — valid, with the entry stamp or visa showing lawful entry into Schengen

  • Passport photographs — biometric standard, recent

  • Birth certificate — apostilled and officially translated

  • Marriage certificate or registered partnership certificate, where a spouse is included — apostilled and translated

  • Criminal record certificate from your country of residence — apostilled and translated

  • Health insurance — private cover valid in Greece for the full permit period

  • Proof of relationship for children and parents — apostilled and translated

Investment documents

  • Notarial purchase deed stating the acquisition value and containing the prescribed Golden Visa wording

  • Land registry or cadastre registration certificate

  • Proof of payment — bank transfer records evidencing the full amount moved through Greek banks

  • Property tax declaration (E9)

  • Evidence of lawful source of funds

Additional documents by route

Commercial-to-residential conversion: the standardised Engineer's Technical Report prescribed under Ministerial Decision 214926/2025, plus the act evidencing completion of the change of use — building permit, small-scale works approval, file update, or permit revision — dated on or after 5 April 2024. For former industrial buildings, engineer's confirmation that no industrial activity occurred in the preceding five years, supported by electricity disconnection certificates, E2 forms or tax authority documents.

Listed or heritage building: notarial reference to the Government Gazette (ΦΕΚ) listing number, with confirmation the listed status remains in force. At the first five-year renewal, an engineer's technical report confirming the restoration or reconstruction has been completed.

Fees

A government application fee applies per main applicant, with a reduced fee per dependent family member, plus a card production fee per person. Confirm current amounts at the point of filing — they are set by ministerial decision and change.

Apostille and translation: where files fail

Two rules cause most of the avoidable damage.

Apostille. Every foreign public document needs an apostille under the Hague Convention, issued by the competent authority in the issuing country — not the Greek consulate, and not a notary in Greece. If your country is not a Hague signatory, the document requires full consular legalisation instead, which takes longer. Plan for it.

Translation. Documents must be translated into Greek by a translator whose certification Greek authorities accept — a Greek lawyer certified to translate, or the Ministry of Foreign Affairs translation service. A translation done by a competent bilingual person who is not certified will be refused.

Order matters. Apostille first, then translate. Translating first and apostilling afterwards means the apostille does not cover the translated text, and the file comes back.

Validity windows

Several documents carry expiry periods, and they run from issuance, not from submission. Criminal record certificates are typically accepted only within a limited window of issuance. Birth and marriage certificates may need to be recently issued rather than a copy from a decade ago. Health insurance must be active and cover the permit period.

The practical consequence: do not front-load the personal certificates. Investors who gather all their documents in January and then spend five months on a property search arrive at submission with a file that has partly expired. Sequence the personal documents to the property, not ahead of it.

Who can be included

One investment covers the investor, a spouse or registered partner, children under 21 including qualifying stepchildren, and the parents of both spouses with no age limit.

The parents provision is unusually generous by European standards. The constraint to plan around is the age limit on children — a child included at 19 ages out of the permit at 21 and needs a separate route.

What the permit does and does not give you

It gives you five-year renewable residence, visa-free travel across the Schengen Area for up to 90 days in any 180-day period, no minimum stay requirement, and renewal indefinitely while the investment is maintained.

It does not give you automatic citizenship. Naturalisation requires seven years of legal residence plus a written integration examination — B1 Greek language, plus history, geography and civics. Because the Golden Visa carries no minimum stay obligation, most holders never accrue the qualifying residence, and that is a perfectly rational choice. The permit renews indefinitely without it.

Be careful with any advisor who presents citizenship as a natural consequence of the investment. It is a separate, demanding process.
